Are you a landlord in or around Maldon?

You’re probably aware that your gas appliances (such as Boilers), chimneys and flues must be checked annually for your tenants and that it’s a legal requirement to ensure your property is safe.

We are a team of Gas Safe Registered engineers who carry out Gas Safety checks and issue the required certification (Landlord Gas Safety certificates sometimes referred to as a CP12)

Gas safety checks are required annually to prove your property is safe. Certificates are required to show your tenants and letting agents. In some instances, insurers may ask to see the certificate also.

If a tenant asks to see a certificate, landlords are obliged to produce one by law.

Here’s some legislation from hse.gov.uk

As a landlord, you are responsible for the safety of your tenants. The Gas Safety (Installation and Use) Regulations 1998 deal with landlords’ duties to make sure gas appliances, fittings and flues provided for tenants are safe.

Appliances, fittings and flues in a communal area but which may be used by tenants are also included.

You are responsible for the maintenance and repair of flues,appliances and pipework provided for your tenants use by a Gas Safe registered engineer .

Although there is no prescribed timeframe for these duties, good practice would be the demonstration of regular, annual maintenance checks and subsequent repairs.

You are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue which you provide and annually thereafter by a Gas Safe Registered engineer.

You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

Who Is A Landlord?

In relation to domestic gas under the Gas Safety (Installation and Use) Regulations 1998 (GS(IU)R 98), a landlord is anyone who rents out a property that they own under a lease that is shorter than 7 years or under a licence .

Regardless of whether you are a landlord under GS(IU)R 98 you may be considered a landlord under other related legislation.

Landlords’ duties apply to a wide range of accommodation, occupied under a lease or licence, which includes, but not exclusively:residential premises provided for rent by local authorities, housing associations, private sector landlords, housing co-operatives, hostelsrooms let in bed-sit accommodation, private households, bed and breakfast accommodation and hotelsrented holiday accommodation such as chalets, cottages, flats, caravans and narrow boats on inland waterways.

What Does A Landlords Gas Safety certificate Show?

A Gas Safety Certificate is a record of the Gas Safety check. It will include the date of the inspection, the address of the property and the name and address of the landlord or, if relevant, the letting agency.

The certificate will have a list of all the gas appliances, flues, chimneys, and pipework checked, including a description of the appliance, flue etc. and the location.

All safety-related defects are noted, and any action is taken to fix the defects so the certificate can be issued.

The certificate includes Confirmation that the safety check has included an examination of the matters referred to in paragraphs (a) to (d) of
regulation 26(9) of the Gas Safety (Installation and Use) Regulations 1998

Finally, the certificate includes the name and registration number of the gas engineer carrying out the check and his/her signature.

Gas Safety Check Procedure

Gas Safety Checks involve a strict procedure as follows

  • The landlord books an engineer to carry out the check
  • The engineer shows up at the agreed time and shows the landlord his/her Gas Safe Registration card
  • All gas appliances are tested to check if gas is burning at the correct rate
  • Connections to the gas supply are checked along with the appliance casing (for cracks, corrosion etc.)
  • Appliance safety devices are tested
  • External safety devices are checked (smoke, carbon monoxide alarms etc.)
  • The air supply’s tested to ensure an efficient amount of air’s around each appliance
  • Gas pipework’s checked
  • Flues and chimneys are tested
  • Faults are rectified (if possible on the day)
  • The engineer writes the Landlords CP12 certificate

If we find any faults, we can sometimes rectify them on the inspection. Otherwise, we’ll price up any extra work required and then arrange another time to repair your appliance and issue the certificate (sometimes we can undertake repairs the same day, it all depends on what the fault is)

After the check, you have peace of mind gas appliances running correctly, your properties safe, your tenants are safe you’re letting your property legally, and you’re a good caring landlord.

We’ll be in touch two months before your certificate expires the following year and remind you of the Gas Safety Inspection due.
